Most brokers will tell you they shop around for a rate. That is the easy part. The harder part, and the part that decides whether you get an approval, is how your case is put together before a lender ever sees it.

I have spent more than 20 years in financial services, including 14 years with one of Australia's major banks in executive roles. I have seen how lending decisions get made from the inside, which is exactly why I now sit on the other side of the table.

Running Prowest Financial Solutions, I am also a self employed business owner. So when a client tells me their income does not fit a neat little box, I know the feeling first-hand rather than sympathetically.

A lot of the work I am proudest of has been for people who had already been told no somewhere else. Business owners, contractors, families with complicated circumstances. The answer was there. It just needed someone who knew how to put the case together.

The actual job

What case construction means, and why it decides the answer

Every lender has its own credit policy. They differ on how they treat self employed income, what they will accept as evidence, how they read a company or trust structure, how they count rental income, and how much of a temporary dip in profit they will look past. Those differences are not small. The same file can be a decline at one lender and a straightforward approval at another.

So the work is not ringing around for a rate. It is three things: reading your position properly, knowing which lenders' policies your position actually fits, and then presenting the file so the assessor sees what is really there rather than what an automated score makes of it.

That is what fourteen years on the credit side of a bank buys you. I know what an assessor is looking for, what makes them hesitate, and what a file needs to contain before it lands. It is why I would rather spend the time getting an application right than send it off quickly and hope.

Where this matters most

You are self employed Sole traders, company directors, contractors and business partners, including where the latest returns are not lodged yet.
Your income moves around Commission, bonuses, seasonal trade, several entities, or a year that does not look like the one before it.
A bank has already said no A decline from one lender is usually a policy mismatch, not a verdict. Bring the letter with you if you have one.
The structure is not simple Trusts, guarantors, SMSF purchases, portfolios, or a purchase that has to work alongside a business.

Five things you can hold me to

None of this is complicated. It is mostly just doing what a broker is supposed to do, and doing it when it would be easier not to.

Straight answers, fast. Including when the answer is no.

Finance should not be a black box. You get a real answer early rather than a holding pattern dressed up as progress. If something will not work, I would rather tell you in the first conversation than three weeks in, when you have made plans around it.

Plain English, no jargon

Options get explained so you can actually make the decision. You will never be pushed toward a product because it suits me rather than you.

I get it done when others say no

Complex income, self employed, non-standard structures. This is where the work is genuinely worth paying for, and it is where I do my best of it.

Where we work

Based in the Perth CBD, working across Australia

The office is on St Georges Terrace, and a good deal of the work comes from south of the river. Plenty of it does not. Clients elsewhere in WA and interstate are looked after by phone and video, with documents handled securely online.
