Why the state matters so much

Duty is a state tax, not a federal one. The rates, the thresholds and the concessions are set separately in each state and territory, so the same purchase price can produce very different bills either side of a border.

It is not the only upfront cost

Registration and transfer fees, conveyancing, building and pest inspections and lender fees all land at around the same time. Leave room for them alongside the duty.
