The good news is that you do not need a 20% deposit to buy a home or an investment property in Australia. Depending on your income, your eligibility for government schemes, and how the loan is structured, you may be able to enter the market with as little as a 5% deposit, or 2% if you are an eligible single parent.

When your deposit is under 20% of the purchase price, lenders class the application as higher risk. Usually that means paying Lenders Mortgage Insurance (LMI).
It is worth being clear about what LMI actually is. It is a one-off fee that protects the lender, not you, if you default on the loan. That said, paying LMI is not automatically a bad outcome. Questions
Yes. Most lenders let you add the LMI fee to the amount you borrow, up to a maximum total loan to value ratio that is typically around 98%. That means you do not have to find the insurance cost in cash at settlement, though you do pay interest on it over the life of the loan.
Alongside your cash deposit, budget for state stamp duty unless you are exempt as a first home buyer, conveyancing and legal fees, building and pest inspections, and the lender's own setup charges. We will give you a full figure early so nothing lands as a surprise.
Broadly, you need to be an Australian citizen or permanent resident aged 18 or over, buying an eligible residential property under the price cap for your area, and living in it yourself. You also need to be a first home buyer, or not have owned property in Australia for the past ten years. Criteria and caps are set by Housing Australia and do change, so it is worth confirming your position before you start looking.
Yes, though investment lending is generally capped at a 10% deposit, so 90% of the property value, and LMI still applies. Government guarantee schemes are for owner-occupiers and do not extend to investment purchases.
